LeaseLens
Commercial tenants routinely overpay on operating-expense pass-throughs because reconciliations are dense, arrive once a year, and are audited by almost nobody. LeaseLens reads the lease and the landlord's reconciliation together and tells you what should not be on the bill.
What it does
- Extracts the economic terms of a lease: base rent, CAM and operating-expense clauses, caps, gross-ups, exclusions, and measurement standard.
- Applies BOMA measurement standards to check rentable and usable area, load factors, and the tenant's pro-rata share.
- Compares each reconciliation line item against what the lease actually allows, and flags excluded costs, capital items passed through as expenses, cap violations, and math errors.
- Produces an audit memo you can send to the landlord, with the lease citation for every finding.
How your documents are handled
Leases and reconciliations are processed in memory and are not retained after the analysis completes. Results are stored only if you choose to save them to your account. Hosting is on Google Cloud in the United States.
Availability
LeaseLens is in early access with a small number of tenants and tenant-side advisors. To request access, email leaselens@eminencetechnologies.io with the number of leases you manage.
